Our Cost Methodology

1. The Multi-Factor Estimation Core Formula
Our interactive sliding estimators, zip calculators, and localized index hubs calculate estimated pricing based on the following mathematically weighted variables:
( (Material Cost + Base Labor) × Roof Size × Pitch Mult × Story Mult × Region Mult ) + TearOff Cost
Where variables are mathematically weighted according to historical builder reports and physical materials physics trends:
- ● Material Cost (per Sq. Ft.): Represents the raw market price of shingles, fasteners, valley linings, underlayment layers, and flashing trims. Examples: Asphalt: $3.50–$5.50; Standing Seam Metal: $8.00–$14.00; Slate: $15.00–$28.00.
- ● Base Labor (per Sq. Ft.): Base crew cost for ideal staging (flat terrain, open accessibility, normal seasonal weather). Average base stands at $3.25 to $5.75 depending on mechanical requirements.
- ● Pitch Multiplier (Complexity): Steep pitches require extensive staging, perimeter harness tie-offs, safety roof brackets, and slower work paces. Multiplication values: Flat (0/12–2/12): 1.0; Low (3/12–5/12): 1.15; Medium (6/12–9/12): 1.25; Steep (10/12+): 1.45.
- ● Story Multiplier (Height Handling): Staging a 2 or 3-story roof requires high crane reach, freight loaders, and introduces fall hazards. Factors: 1-Story: 1.0; 2-Story: 1.18; 3-Story: 1.35.
- ● Regional Multiplier: Factors in state-by-state differences in union/non-union crew labor wages, local licensing charges, and regional fuel shipping surcharges. Northwest/West: 1.22; Southwest/Midwest: 0.95–1.00; Southeast: 0.92.
- ● Tear-Off Base: Cost to peel and carry existing damaged shingles and shingles. Averaged at $1.50 per Sq. Ft. adjusted by stories and regional multipliers to cover dump fees and regulatory disposals.
2. Sourcing Our Data Indices
The calculations do not come from thin air or simple static constants. To maintain realistic values, we blend proprietary and publicly accessible database tracking:
3. Demystifying Low, High, and Average Bid Spread
Why is there a wide spread between "Low" and "High" costs? Real roof replacements involve several unique site-specific conditions that a software tool cannot see without physical onsite inspectors:
-
✓
Structural Plywood Decking Repair If old roofs suffered dry rot or water leak sag, the contractor must replace structural plywood backing sheets ($75–$120 per sheet) before laying shingles.
-
✓
Obstructions & Penetrations Complexity Roofs with multiple dormers, skylights, chimney stacks, and complex valleys require extensive ice and water shield self-adhering membranes and laborious flashing trims.
-
✓
Property Landscaping & Accessibility Staging If a house has dense perimeter trees, delicate gardens, or steep adjacent terrains, crews cannot park heavy trash dumpsters or roof shingles material boom loaders close by, slowing down progress.
-
✓
Contractor Experience & Warranty Overhead Premium master-certified roofing operations extending complete manufacturer-backed 40-year parts and labor warranties charge higher base markups compared to independent teams.
4. Our Ongoing Commitment to Data Refinement
Markets change. That is why our technology and research editorial team refreshes and audits state databases on a quarterly schedule. We track construction wage changes and raw oil indices at the macro level to keep our calculators as helpful and accurate as possible.
